Lease-End Painting
Make-Good Painting for Sydney Commercial Premises
A make-good repaint should follow the lease and the lessor’s written requirements. Brushworks can quote the painting component as part of its Sydney commercial painting service.
Start With the Lease and Handover Scope
Make-good obligations differ between tenancies. Confirm the required paint colours, surfaces, repairs, removal work and finish with the landlord or property manager before painting begins. Brushworks does not determine the parties’ legal obligations.
- Collect the lease, entry condition report and later alterations approvals.
- Ask the property manager to confirm the accepted colours and finish in writing.
- Separate painting from electrical, flooring, signage and other trades.
- Set inspection, rectification and key-handover dates.
Quote the Painting Work Clearly
A useful make-good quote identifies the walls, ceilings, doors, frames and trims included, along with patching, preparation, coats and exclusions. Existing damage or substrate problems should be recorded before work starts.
Coordinate the Final Inspection
Allow time between painting and the final tenancy inspection. The person accepting the premises should review the painted areas against the agreed scope and identify any rectification items before the handover deadline.
