In NSW the owners corporation is responsible for maintaining common property under the Strata Schemes Management Act 2015. A repaint is usually approved by the strata committee or at a general meeting, depending on the cost and what the committee is allowed to decide, and it is often paid for from the capital works fund. It depends on the building. Millers Point and much of Surry Hills sit in heritage conservation areas under the Sydney Local Environmental Plan 2012, and some buildings are listed heritage items or on the State Heritage Register. Our certificates of currency are provided with every quote and are available on request at any time. For strata and commercial projects, we also provide written WHS risk assessments and safe work method statements before work commences, meeting the compliance requirements of Sydney CBD building managers.

Surface preparation determines how long the finished paint job lasts. For Sydney CBD properties, particularly older buildings with layered paint histories, movement cracks, salt-affected render, or heritage materials, preparation includes pressure cleaning, crack filling with flexible filler, skim coating damaged plaster, sanding, and priming with the correct system for the substrate. Every completed Brushworks project is covered by a 5-year written workmanship warranty. This covers defects in our workmanship, including peeling, cracking, or adhesion failure attributable to our preparation or application, for the full five-year period. The warranty is issued in writing on project completion. If a warranted defect appears, we return and rectify it at no cost.
